We offer a variety of financial products to help you from pre-development through construction.

Acquisition and Predevelopment Lending
A variety of short-term loan products are available through the Enterprise Community Loan Fund—a certified Community Development Financial Institution—for predevelopment, acquisition, working capital and other financing needs. Learn more about our innovative products and flexible underwriting.

Asset Management and Compliance
Proper asset management helps ensure the long-term success of your affordable housing. Our asset managers monitor construction, verify tenant income and analyze operating expenses and financial performance, helping to preserve value for investors and quality of life for residents. Asset management services are offered through our subsidiary, Enterprise Community Investment.

Development and Consulting
For more than two decades, Enterprise has earned an unparalleled reputation for creating thoughtfully planned communities that deliver exceptional value and quality of life. We have developed communities that include more than 4,000 homes and rental residences throughout the East Coast. We bring solid community planning, financing, construction management and marketing know-how to the development process that results in high-quality affordable and market-rate housing. We are involved in virtually every aspect of creating livable communities, from the concept stage all the way to post-occupancy resident support. These services are offered through our subsidiary, Enterprise Community Investment.

Grants
Enterprise is not an endowed foundation. While we do offer a limited number of grants to help community-based-organizations expand or improve their revitalization efforts, we do not have a regular grant cycle or standard proposal. Most of our grants are available only to nonprofits located in cities in which we already have active programs. Contact the Enterprise office nearest you for more information on applying for a grant.

Low-Income Housing Tax Credits
Enterprise is one of the leading providers of Low-Income Housing Tax Credit (LIHTC) equity in the country. We helped write the legislation that created the LIHTC program in 1986, and we continue to establish aggressive and innovative applications of it. Our investment portfolio reflects our consistent resolve to tackle the toughest challenges, the most at-risk populations and the most complex projects to provide community solutions. Through the LIHTC program, we have financed $6 billion in capital for the creation of 1,400 affordable housing developments. Tax Credit Syndication services are available through our subsidiary, Enterprise Community Investment.

New Markets Tax Credits (NMTCs)
Enterprise uses NMTCs, and, where appropriate, Historic Rehabilitation Tax Credits, to support community development initiatives nationwide. As the largest recipient of NMTC allocation authority, our investment portfolio includes mixed-use, retail, office and industrial developments in urban centers and rural communities. New Markets Tax Credit services are available through our subsidiary, Enterprise Community Investment.

Permanent Financing - Debt
Enterprise provides permanent financing for affordable and market-rate multifamily housing through its Fannie Mae products. We are a nationwide lender, and our streamlined process and 10 years experience can save you time and money. We offer personalized service from application through closing, and innovative solutions for the most complex transactions. Mortgage services are available through our subsidiary, Enterprise Community Investment.
